Owners receive regular financial statements through AppFolio showing income, expenses, distributions, and property activity. You'll have access to an owner portal where you can review financial information and important documents related to your properties. Our goal is for you to understand how your properties are performing without having to reconstruct the numbers yourself.

Yes. We establish an approval threshold and expectations during onboarding.
The goal is to give you control over meaningful expenditures without creating unnecessary delays for routine repairs. Emergency situations may require immediate action when delaying a repair could create a safety issue or cause additional property damage.

Our main property management software is AppFolio. It provides a centralized system for accounting, rent collection, owner reporting, leasing information, resident information, and property records.
We also use additional technology and internal systems to help our team manage communication, maintenance, documentation, and workflow efficiently.

We document property condition and distinguish normal wear and tear from tenant caused damage.
When damage is identified, we address the immediate repair, document what occurred, communicate with the resident when appropriate, and handle charges or security deposit deductions in accordance with the lease and applicable requirements.

We start the renewal process months in advance of the lease expiration.
Starting early gives the owner more time to evaluate current rent, market conditions, the resident's history, and their plans for the property. It also gives us the best opportunity to understand potential vacancy sooner rather than later so we can prepare for a turnover and begin the leasing process when necessary.
Our goal is to balance rent growth, resident retention, and the cost and risk of unnecessary vacancy.

We use consistent screening criteria designed to evaluate whether an applicant is financially qualified and likely to meet the requirements of the lease. Depending on the property and applicable requirements, screening may include income and employment verification, credit history, rental history, eviction history, background screening, and other relevant qualification criteria.
Just as importantly, we apply our criteria consistently and in accordance with fair housing requirements.

It varies by property and market conditions. Rather than focusing only on speed, we focus on the combination of rent, vacancy, and tenant quality. We work with qualified, trustworthy real estate agents to market our available properties and monitor inquiries, showings, applications, and market feedback throughout the process. If activity isn't where we expect it to be, we want to identify why and make an informed recommendation rather than simply allowing a property to sit vacant.

Not necessarily. If you already have qualified vendors who know your properties and perform well, we're happy to discuss continuing those relationships.
We use licensed and insured vendors when applicable and expect vendors working within our management system to be qualified, trustworthy, responsive, reasonably priced, and willing to work within our communication and documentation processes.

We establish expectations during onboarding so we aren't calling you for every small repair.
Routine repairs can generally be handled within an agreed upon authorization level. Larger expenses, replacements, or projects outside those guidelines are presented to you for approval unless immediate action is necessary to protect people or property.

Typically, our management fee is 9% of the monthly rent collected. Pricing can vary based on rental amounts, property type, number of units, portfolio size, and the overall scope of management.
For owners with multiple properties, we prefer to review the portfolio as a whole so we can understand what we're taking on and provide clear pricing upfront.
