We work with qualified, trustworthy real estate agents to market our available properties. They handle the marketing of the property, prospective tenant inquiries, showings, and helping generate qualified applications.
Our management team stays involved throughout the process so we can monitor activity, evaluate pricing and feedback, and make adjustments when necessary.

Residents can conveniently pay rent electronically through AppFolio.
Our team also monitors collections so missed payments can be identified and addressed promptly.

Owner distributions are sent electronically to the bank account you designate.
You'll also have access to financial reporting through AppFolio so you can see the income, expenses, and financial activity associated with your property.

Communication is one of the most important parts of property management.
Our team uses centralized systems to track resident, owner, vendor, leasing, and maintenance communication so important information doesn't live with one individual person.
Just as importantly, we establish expectations about what requires immediate communication, what should be included in regular reporting, and who is responsible for handling each type of issue.

Emergency issues are triaged based on the potential impact to people and property.
Immediate health and safety concerns, active water intrusion, loss of essential services when urgent, and other situations that could cause significant additional damage are escalated appropriately.
Routine maintenance is documented and scheduled through the normal maintenance process rather than unnecessarily using emergency vendors.

Our after hours operation is primarily designed to respond to property emergencies rather than extend normal business hours around the clock.
If there is an urgent situation involving health, safety, habitability, or the potential for significant property damage, there is a process for escalation. Routine questions and nonemergency requests are documented and addressed during normal business hours.
That structure allows us to respond quickly when something truly requires immediate attention while keeping the cost of operating your property under control.
