Accidental
Owners
Whether you inherited a home, relocated for work, or decided to rent your previous residence, becoming a landlord often happens unexpectedly. While the circumstances may be different, the challenges are often the same.
As responsibilities grow, successful ownership requires more than collecting rent or coordinating repairs. It requires strong operations, clear communication, and a trusted partner who can help protect your investment.
Sound familiar?
Maybe you're...
Renting out your previous home after relocating
Managing an inherited property
Unsure whether to sell or rent
Trying to balance a full-time career while managing tenants
Wondering if you're making the right decisions for your investment
Spending more time dealing with maintenance, repairs, and tenant communication than you expected
If that sounds familiar, you're not alone.
Many of the owners we work with never intended to become landlords. They simply reached the point where managing everything themselves was no longer the best use of their time or energy.
What Changes with the Right
Real Estate Operational Partner
Owning a rental property shouldn't feel overwhelming.
With the right operational partner, ownership becomes more predictable, more organized, and far less stressful. Instead of wondering what's happening at your property, you have confidence that someone is proactively protecting your investment. That means:
Clear communication before problems become surprises
Trusted maintenance coordination
Residents who know what to expect
Financial visibility
More time to focus on your life instead of day-to-day property issues
Confidence that your property is being cared for as if it were our own
Protecting your investment isn't just about solving today's problems—it's about preserving its value for years to come.

Accidental Owner FAQs
-
UPM manages the day-to-day work of being a landlord, including coordinating leasing with preferred agents, collecting rent, coordinating maintenance, handling resident communication, and managing renewals and move outs.
You retain ownership and the important decisions. UPM manages the details, protects the property, and makes ownership as hands off as you want it to be.
-
Management is typically 9% of monthly rent collected. Pricing may vary by property type, unit count, rent, portfolio size, and service needs.
We review the property and provide clear pricing before either party commits.
-
UPM can provide an informed rental assessment by evaluating the property's location, condition, layout, expected rent, operating costs, and current demand.
Some homes are ready to rent immediately. Others benefit from focused improvements that can strengthen marketability, rent, and long term performance. We help you understand the options before you invest additional money.
-
UPM works closely with preferred third party real estate agents who evaluate comparable rentals, current market activity, property condition, amenities, and location. Together, we use that information to recommend a rent designed to support strong performance without unnecessary vacancy.
-
Timing depends on price, condition, location, seasonality, and demand. UPM's preferred agents manage marketing, inquiries, and showings, while UPM monitors activity and feedback so pricing or property adjustments can be considered quickly.
-
UPM identifies missed rent quickly, begins resident communication, follows the required collection process, and keeps the owner informed if further action is needed.
-
Residents contact UPM directly. We assess urgency, troubleshoot when appropriate, coordinate the right vendor, and seek owner approval for larger nonroutine costs under the property's approval guidelines.
-
UPM receives the request, determines its urgency and vendor needs, coordinates scheduling, follows the work through completion, and documents the outcome.
-
Your management agreement establishes the frequency of scheduled owner check ins, typically annually for an accidental landlord. We also contact you when an urgent matter, approval, or important decision requires your attention.
-
Yes. Your property must be properly insured as a rental property. For coverage types, limits, deductibles, and other details, speak with your insurance agent or another qualified insurance professional.
-
UPM helps educate and support you when ownership decisions arise so you feel you have a team behind you. We can help frame the right questions and next steps, but we do not provide legal, accounting, or financial advice.
-
Security deposits are governed by state specific rules. UPM typically holds and administers the deposit, but the arrangement may vary by property and management agreement.
When UPM holds the deposit, we document property condition, distinguish normal wear from resident caused damage, and process the deposit under the lease and applicable requirements. When the owner holds it, UPM helps explain the operational requirements and recommends professional guidance when needed.
-
UPM and its preferred agents use written screening criteria applied consistently under fair housing requirements. Owners may help establish lawful qualification standards, but applicant decisions must follow those standards.
-
Yes. Many owners rent homes they may occupy again. Let us know as early as possible so we can plan around the existing lease and notice requirements.
-
Residents pay through AppFolio. After funds clear and property expenses are accounted for, owner distributions are sent electronically to your designated bank account.
-
When possible, we recommend planning the sale for the end of a lease and giving the resident ample notice. A property can be sold with a lease in place, but it requires a specific plan for the tenancy, communication, and access.
-
The home should be safe, clean, functional, and ready for a resident. UPM will identify required repairs and distinguish them from optional improvements that may strengthen marketability or rent.
-
Most long term rentals perform better unfurnished, but it depends on the property and target resident. Speak with UPM before removing or purchasing furniture.
